Augmented & Virtual Reality for Real Estate

The real estate market is fast embracing virtual 3D property displays as one of the most transformational tools, enabling buyers to navigate and walk through properties from a distance. Current computer-generated models, however, are usually not very realistic and interactive, limiting their effectiveness in replicating the immersive experience of a physical visit. It was the presentation of an enhanced system that would provide realistic, interactive three-dimensional models of properties where a user could explore a layout, customize features, and view properties in a range of lighting conditions-all bridging the gap between virtual tours and in-person showings.

Abstract

Virtual 3D property display has emerged as an important tool in the changing real estate market. It enables buyers to experience properties in great detail & without physically visiting them. However, the computer-generated images being used these days are not always very good at showing what something is really like. They do not look real and it is hard to interact with them. This means they do not give the same feeling that people have when they are inside the house or apartment themselves. This article introduces such a system to resolve the above issues. It creates realistic models of houses and apartments, then allows users to explore them interactively in 3D, creating changes in detail such as the position of walls or which furniture is in a room-as if they were physically present. Our solution extends the existing approaches by letting viewers see the property both in daytime and nighttime; this is important because some buyers might only have a chance to visit once or even not at all before they can make an offer. Using very realistic-like textures among other features that also apply to the way light works in reality, such a system will allow for many of the same advantages as conventional open houses or visits-but with even greater results sometimes.
